If the system has been pumped annually and the required records are available, the inspection can remain valid for up to three years. Limited exceptions apply, including certain inter-family transfers and cases where weather prevents an inspection before closing.

Title 5 does not dictate which party must pay for an inspection, failed system, or required repairs. Those issues can become part of the purchase agreement and negotiation.

I want to add a bedroom, ADU, or other living space. How does septic capacity affect my plans?
