Median Sold Price

Median sold price is the mid-point value where the price for half of the closed sales is higher and half is lower.

Avg. Sold Price Per Square Foot

The average sold price is the sum of the sold dollar volume divided by the number of units sold which is divided by the square footage of the property.

Avg. Days on the Market

Average days on Market (DOM) is the median number of days be-tween when a property is listed and the contract date.

List Price Received

List price received or the list to sold price ratio is the sales price divided by the final ask price expressed as a percentage.

# of Closed Sales

Closed sales equals the quantity of properties sold each period.

Months Supply of Inventory (MSI)

MSI is the number of months it would take to sell through the available inventory at the current sales rate.
