Living in Allston/Brighton | A Great Alternative to Downtown Boston
As a Boston University alumnus, I spent four-years in the neighborhoods of Allston/Brighton and loved every minute of it. Indeed, its easy access to public transportation (MBTA green line) makes the area a commuter paradise.
It’s also close proximity to two of Massachusetts most famous universities: Boston University and Boston College. As a result, approximately 70% of the houses/apartments in those neighborhoods are rental properties because of the large rental demand coming from Boston University and Boston College students
Allston is also close to Cambridge and therefore attracts many Harvard/MIT students. Apartments in Allston are not only more affordable than those in Cambridge but are only a five-minute drive to the schools.
In 2017, the Boston government invested $500M in lower Allston called Boston Landing. It includes a commuter rail station, the New Balance headquarters, restaurants, and other retail stores including grocery.
In summary, the Allston/Brighton area is a great location for real estate investors because of the year-round rental demand from nearby college students. Compared to downtown Boston, Allston/Brighton is less expensive and nearby necessities are within walkable distances. As of this report date, the average price of condos was about $542k. Similarly, rent for a one bedroom, one bath unit ranges from $2,500-$3,000 depending on the year of construction.
