Short Answer

Yes—it’s a good time to sell, but you need to be businesswise and set realistic expectations.

Resetting Expectations in the Greater Boston Real Estate Market

The COVID era is over. Sellers—take heed—we no longer operate in a market where sellers can dictate terms and price. Rising inventories and buyer affordability constraints are placing considerable downward pressure on home prices.

Regrettably, many sellers are still pricing with yesterday’s expectations, which is why we’ve seen more price reductions across listings. In short, sellers need to reset their view of market value. Remember, market value isn’t what Zillow, Redfin, or any other third-party source says it is.

“Market value is what a ready, willing, and able buyer is willing to pay you for your home.”

Eligible buyers—while fewer in number—are being more selective and, just like you, are looking for a good deal. They want a home in good condition and priced appropriately.

What About the Wellesley Real Estate Market?

The good news for Wellesley homeowners is that home prices continue to rise (see chart following). A big reason for that is Wellesley’s location and the amenities it offers (see Team Coyle’s Wellesley Neighborhood Guide).

Note, however, that the list-to-sale price ratio for sold homes is close to 100%, which indicates that sellers with reasonably priced homes are receiving offers close to their asking price. Moreover, those homes are moving to contract quickly—roughly two weeks from listing date. Not true for homes that are overpriced.

  • Quality of Schools: Based on Massachusetts Department of Elementary and Secondary Education (DESE) 2024 data, with emphasis on Grade 10 MCAS English Language Arts and Mathematics proficiency rates and 4-year high school graduation rates. These measures are used as general indicators only and do not capture every aspect of school quality or student experience.

  • Lifestyle: A general descriptive summary of a town’s overall character (e.g., Upscale, Rural, Historic, Suburban, Urban/Vibrant). This category is descriptive only and is not intended to suggest who should or should not live in any community.
  • Est. Annual Property Tax: Calculated by averaging the 2025 and 2026 median sale prices per MLSPIN and applying the town’s residential property tax rate (per $1,000 of assessed value), based on data as of March 31, 2026. This is an estimate only and is not a prediction of the taxes due on any specific property.
